Anyody that owns a regulated teancy will be aware that the rent that the tenant pays is nearly always set by the local rent office. Many factors are taken into consideration such as the condition of the property and will not reflect a market rent. A regulated tenant will pay well below the market rent as is the nature of their tenancy. You are entitled to apply for an increase in the rent every two years and it willonly increase in line with the retail price index since the last rent increase plus a fixed percentage as set by law
In nearly all instances the landlord will be responsible for maintaining the outside of the building to include roof repairs and outside decoration. The reason why most properties fall into a state of disrepair is because the rent doesn't really allow for major works to be carried out by the landlord. Many regulated tenants don't have the money to carry out refurbishments works and in any event there seems little point as they will not benefit financially when the property is sold.
If you are hanging on and hoping that your regulated tenancy comes to an end you may be waiting for some time as a regulated tenant has the right to stay in the property during their lifetime and in some instances and upon the death of the tenant a member of their family may have succession rights depending on certain circumstances. We have enclosed some links to for you to look at on the left hand concerning regulated tenancies.
Generally speaking a regulated tenancy is a letting of part of a house, flat or maosonnette that was let before 15th January 1989. After this date the law was changed to give the landlord more protection but in certain circumstances a tenant may have security of tenure even if the tenancy was put in place after this date.
We specialise in buying these types of tenancies and do not require funding. This means we and can buy your property without carrying out a survey and it will not be necessary for us to meet your Tenants.
